In 2022, interest rates ranged from 3-5% and the DFW market was hot. Inventory was at an all-time low and most houses had 10+ offers within a single weekend. Our clients were first time home buyers and needed to get into a house before the end of the summer. Given their situation, we knew once they liked a property, we would have to act fast. When this property came on the market, the owner was an elderly gentleman who wanted to see his home cared for by a new family.
With this information, we were able to get an offer accepted for $15k under the asking price, beating out several other all-cash full-price offers from investors. As an added bonus, the property was appraised for $15k over the asking price, which resulted in my clients walking into their new home with $30k in instant equity.
This property was a tricky situation for one of our veteran clients, as they were moving from out of state and their house hadn't sold yet, leaving them low on cash. Using their VA benefit, we were able to get them a 0% down loan, which left us with ~15k in closing costs. With this in mind, we were able to work with the sellers to negotiate a $10k discount, which allowed them to move into a house worth $360k for as little as $5,000. This property was a crucial find and we had actually found it on Zillow while looking in the Plano area. The property was being sold by a foreign investor and was poorly marketed by an unmotivated agent. Using our native Plano real estate expertise, we were able to get an offer accepted at $10k below the asking price of $350k. After landing the contract, our local network of experts identified issues in the plumbing and we negotiated for more than $25k in seller concessions. Additionally, we were able to identify over $5k in rebates from local city programs to bring our client total savings of $41,000. 8 months later, this property has gained an additional $40-50k in appreciation after minor cosmetic updates.
