Buying investment property?
Here’s a rule of thumb:
📈 Your cap rate should be higher than your interest rate—or you’re likely buying a losing deal.
👉 Cap rate = a property's annual net income ÷ purchase price.
It’s a quick way to measure return before debt.
If the cap rate is lower than your loan’s interest rate, you’ll probably have negative cash flow from day one.
Do the math first, ask questions later.
